Buyers Interested in Renting their BVG Unit – Investors

These potential buyers were told that they would be allowed to rent the units that they bought at BVG.  In many cases Sacal’s sales people showed these buyers charts detailing how much income their units could make for them if they were rented.  These potential buyers were assured BVG was a sound rental investment.

These owners were almost never told that there was a 90-day minimun rental period in the by-laws at BVG.  When these owners were told of the 90-day minimum rental period they were told that it was “unenforceable” and had no penalties associated with it.

Buyers Interested in Living in their BVG Unit – Live-In Owners

These potential owners were assured that there would be no units rented at BVG for periods of less than 90 days.  They were assured that BVG would be mostly populated by live-in owner.  These buyers were not aware that potential investors were being told they could rent their units at BVG freely.

The Current Problem

It is easy to see why there is now tension at BVG.  All owners essentially bought under false pretences.  Residing owners believed there would not be short-term renters at BVG.  And owners who rent their units expected to be able to do so freely and without restriction.

The current Board of Directors is working to make the short term rental of units at BVG effectively impossible.  This is leading to a crisis point among owners who rent their units.
